Emergency Repairs London has launched Leak Experts London, a water leak detection team for Greater London assigned to hidden leaks only. It finds leaks with tracer gas, acoustic detection, thermal imaging and moisture mapping, 24 hours a day, and publishes two prices: a £580 fixed price for one property, or £180 an hour for a single method, with no VAT. Each visit ends with a written report with at least 10 photographs that can go to an insurer.

London, United Kingdom – October 19, 2026 – Emergency Repairs London Ltd has launched Leak Experts London, a water leak detection company for Greater London that assigns a team to hidden leaks and nothing else. The team finds leaks that cannot be seen, 24 hours a day, and publishes two prices: a £580 fixed price for one property, or £180 an hour when one method is enough, with no VAT on either.

Key facts

  • What it is: the leak detection subdivision of Emergency Repairs London Ltd, working as Leak Experts London.
  • Where: all of Greater London, 24 hours a day.
  • Methods: tracer gas, acoustic detection, thermal imaging, moisture mapping, pressure testing and inspection cameras.
  • Prices: £580 fixed price for one property, or £180 an hour, plus £80 once if tracer gas is used. No VAT.
  • Output: a written report with at least 10 photographs, set out for an insurer.

How do you find a hidden water leak?

A hidden leak is found by isolating the pipework in sections and testing each one, then using the method that suits the leak to mark its position on the surface. The team starts with the least disruptive checks: a pressure test shows whether the supply, heating or waste is losing water, and the tools follow. Tracer gas leak detection finds slow leaks in pipes under floors and in walls, acoustic detection locates pressurised leaks along a pipe run, and thermal imaging and moisture mapping show where water has travelled. The aim is that any opening is small and in the right place.

Customers can run a first check themselves. Thames Water’s guidance for a metered home is to turn off every appliance and the inside stop valve, note the meter reading, wait half an hour and read it again; if the readings differ, there is a leak between the meter and the inside stop valve. Cambridge Water says a leaking toilet can waste up to 400 litres a day, which can add up to £584 a year on a metered bill.

What do the company’s own jobs show?

Eleven example jobs written up from Emergency Repairs London’s job records between July and October 2026 give a picture of where hidden leaks turn up. In six, the water came from a bathroom fitting or its pipework: a toilet connection, a shower waste, a shower tray, a bath waste or the supply behind a toilet. In four, tracer gas was needed to find the source. In two, the cause was not a supply pipe at all: one was a blocked gully pushing water through a cellar wall, the other external water entry that looked like a leak. In two, fixing the obvious leak did not explain all the water, because a second source was hidden behind it. Each case study is written with the address removed.

How much does water leak detection cost in London?

Leak Experts London publishes both prices. The £580 fixed price covers one detection visit to one property, whichever methods the leak needs, with tracer gas included, and the total is known before the visit. The alternative is £180 an hour when one method is enough, with £80 charged once if tracer gas is used. The company’s no find, no fee terms waive the detection fee only when a live leak inside the customer’s own property cannot be located; a leak on a shared pipe, a neighbour’s property or the water company’s main is outside them. Small repairs that can be done safely on the visit are agreed first, larger repairs are quoted separately with the leak stopped meanwhile, and damage to walls and ceilings is quoted through a partner team of builders and decorators.

Does home insurance cover leak detection?

Many home insurance policies include trace and access cover, which may pay for locating a hidden leak after any excess. Whether a policy responds depends on its wording, and the insurer decides. The Association of British Insurers reported that home insurers received a record £573 million in weather-related claims in 2023, including £153 million for burst pipes, and that property insurers typically paid around £13 million a day across all home and business claims (reported by ITV News, 14 April 2024). Each Leak Experts London visit ends with a written report with at least 10 photographs showing what was found and where, set out so it can be passed to an insurer.

Who is responsible for a leaking pipe, Thames Water or the householder?

Thames Water states that it is responsible for the communication pipe that links a property’s supply pipe to its mains, while the householder is responsible for the supply pipe that runs from the property boundary into the home and for all internal pipes, appliances and fittings. A leak on the customer’s side is therefore the customer’s to fix. The company’s dedicated leak detection team page sets out how its plumbers and its leak team divide the work.

“Most people who call about a leak have a symptom and no source,” said Adrian N., director of Emergency Repairs London. “A plumber is the right call when the water is visible. When it is not, the useful thing is a team that spends its day finding leaks and tells you plainly what it found, what it costs and what it does not cover.”
